Plant Engineer – Maintenance Director

  1. Organizational Relationships
    1. Reports To: Executive Associate Pastor
    2. Reporting To This Position: All custodial and maintenance employees
    3. Coordinates With: Pastor, All Ministerial Staff, All Secretarial Staff, All Church Support Staff, Church Hostess, Printer, Wee School Director and Kid’s Day Out, and Chairman of Property Committee
  2. General Scope
    1. Serves the church by leading in the management, care, and maintenance of all church properties and grounds; supervises the custodial and maintenance staff; performs and oversees the repairs and up-keep of all things that affect the day to day building and vehicular operations of First Baptist Church.
  3. Specific Responsibilities and Duties
    1. Building Operations
      1. Maintains and operates heating, air conditioning, mechanical, ventilation, lighting and electrical, plumbing, kitchen, and baptistry systems using a minimum of outside contractors or trade labor.
        1. Performs basic repairs to all of the above systems.
        2. Performs basic carpentry, lock work, wall repairs, furniture repairs, concrete work and painting of building and facilities, as needed.
        3. Designs a preventive maintenance program and schedule for routine maintenance and cleaning.
        4. Insures that all interior and exterior items are maintained.
      2. Coordinates with the Executive Associate Pastor and all other staff members to ensure proper set-up, tear down, and restoring of all facilities for activities.
      3. Ensures facilities, parking lots, and grounds reflect a well-maintained professional and Christian environment.
      4. Regularly inspects to evaluate assigned custodial personnel’s performance.
      5. Works with appropriate government agencies to ensure that buildings are safe and meet current code requirements.
      6. Does minor remodeling projects, as approved.
      7. Opens, closes, and secures facilities according to appropriate schedules.
        1. Escorts members, visitors and staff to parking areas, as needed.
        2. In case of emergency, notifies Executive Associate Pastor, Police and/or Fire Department, as appropriate.
      8. Provides “emergency on-call” service 24 hours per day.
      9. Moves office furniture and assists in installing new equipment, as needed.
      10. Issues and provides security of keys and records under the direction of the Executive Associate Pastor.
    2. Management
      1. Estimates and schedules all manpower requirements in the department.
      2. Plans and executes preventive maintenance on all equipment.
      3. Maintains accurate and up-to-date records, including personnel preventive maintenance schedules, budgeting expenditures, key inventories, etc.
      4. Ensures proper care, up-keep, use and security, and safeguard of church-owned equipment, vehicles, tools, and supplies.
      5. Schedules and coordinates major cleaning and repair projects.
      6. Administers policy and procedures for facility usage.
      7. Establishes building department goals by prioritizing repairs, managing use of the facilities, appropriate budgeting, delegating tasks and evaluating progress and reporting regularly.
      8. Ensures that sprinkler, fire extinguishers, and ADT systems are regularly inspected, properly charged, and maintained.
      9. Works with committees as assigned by the Executive Associate Pastor.
      10. Attends staff meetings, as required.
      11. Cooperates with the Executive Associate Pastor by performing any other duties when asked to do so.
      12. Schedules and oversees outside contract workers.
    3. Personnel
      1. Supervises and directs custodial, housekeeping, grounds keeping, and maintenance staff.
        1. Recommends employment and termination for department staff to Executive Associate Pastor.
        2. Administers Personnel Policy, participates in evaluations and recommends salaries for department personnel.
      2. Establishes custodial goals, objectives, and evaluates progress regularly.
      3. Develops and implements a comprehensive training program for staff reporting to this position.
      4. Encourages teamwork, mutual support, and provides leadership to nurture staff in maintenance.
      5. Involves laymen in the church to do work, utilizing their time, talents and skills to create a sense of pride and self-accomplishment.
        1. To coordinate volunteer work parties as needed on Church building projects.
    4. Financial/Procurement
      1. Maintains an appropriate level of inventory, cleaning materials, and supplies.
      2. Coordinates the development and preparation of an annual budget for building operations and maintenance to submit to Executive Associate Pastor.
        1. Responsibility administers this budget after approval and adoption.
        2. Follows church purchasing and requisition system to expend funds.
      3. Maintains log of all loaned equipment and sees to its return.
    5. Custodial/Cleaning
      1. Develops and implements an improved cleaning system, work methods, and creates standards that are followed to ensure that all aspects at church are cleaned daily or weekly, as scheduled, to a standard of high excellence.
      2. Performs periodic facilities maintenance/cleaning inspections to ensure work is performed within specified quality standards.
    6. Parking Lots and Ground
      1. Ensures that parking lots, patios, and walkways are cleaned and that lighting is well maintained and in good repair.
        1. Assists with parking for meetings and sets traffic control signs.
        2. Directs traffic before and after events, as needed.
    7. Maintains landscaping.
  4. Other Duties As Requested By Executive Associate Pastor.
